Resort Realty Collaborates to Make Outer Banks “BlueGreen”

bluegreen-logo(Nags Head, NC)  April 14, 2010 Resort Realty, one of the Outer Banks most innovative and fastest growing real estate sales and vacation rental management companies, has recently partnered with BlueGreen Outer Banks – Tomorrow Matters, Inc., a 501 3c non-profit entity located in Dare County, NC. The initiative was recently founded by Outer Banks resident Willo Kelly with a mission statement to “coordinate, support and enhance sustainable community initiatives through educational outreach, marketing and community collaboration.”

The Outer Banks is a nearly 200-mile long string of narrow barrier islands that are comprised of intricate eco-systems ranging from salt marshes and estuaries to desert-like areas. Although local communities are already doing a lot environmentally, the islands attract nearly 5 million tourists each year and the delicate eco-system feels the strain. The BlueGreen Outer Banks initiative will promote environmental stewardship to residents and visitors and ultimately make the Outer Banks a model environmentally friendly coastal community. 

In recognition of the need to preserve the delicate environment in which we operate and serve our guests, Resort Realty has partnered with BlueGreen to lessen our and our guests’ footprints on the Outer Banks and the world. Resort Realty has over 450 Outer Banks rentals in its property management program, many of which are over 10 years old and will be in need of standard remodeling soon. Seeing this as a perfect time to introduce “Green” standards for rental homes, Resort Realty teamed up with BlueGreen to be the pilot company for its “BlueGreen Community Standards” that will certify local businesses, restaurants and rental homes as “BlueGreen” through qualifications established by energy audits and annual reviews.

To conduct research and help establish qualifications for rental home certification, BlueGreen partnered with East Carolina University’s Center for Sustainable Tourism. During the second week in April, Resort Realty provided housing and case study properties for ECU graduate students who came to the Outer Banks for hands-on exploration. Under the direction of Green Building and Energy Specialist Hunt McKinnon, an architect and ECU Department of Interior Design Professor, the students visited several Resort Realty vacation rental homes and condominiums. Energy efficiency, lighting efficiency, water conservation, landscaping, air quality and home maintenance are among the key areas being assessed.

The program will allow for the differentiation of homes that are more energy efficient and environmentally friendly than their counterparts, ultimately reducing the carbon footprint of vacation rental homes on the Outer Banks.  Resort Realty’s CEO, Michael Harrington, states, “Resort Realty is extremely excited to be on the ground floor of this initiative moving forward.  Willo Kelly and the BlueGreen Team have the vision and persistence to see a project of this caliber through.  We are honored to be part of the start of this historic program that will have long lasting effects on the Outer Banks for years to come”. 

With the study being completed within the next month and certification checklist criteria determined, Resort Realty hopes to introduce the program to its homeowners this summer and establish a “Green” program introducing its BlueGreen certified  rental homes and incentives for environmentally conscience guests within the next year.

Outer Banks Real Estate -2009 Market Report

Outer Banks Real EstateWow, what a decade!  It is now 2010, a full ten years from the Y2K hysteria, the dotcom bubble crash, and the tragedy that was 9/11.  Fortunes were made and lost seemingly overnight over the past ten years.  Here on the Outer Banks, we saw exponential growth in construction, tourism, and Real Estate values on our little spit of sand.  At Resort Realty, we pride ourselves on being Outer Banks experts.  Our annual “Resort Report” has been designed as a comprehensive analysis of the Outer Banks Real Estate Market from Corolla to Roanoke Island with data compiled from the entire calendar year. 

Over the past decade, the Outer Banks has seen a rollercoaster effect in its most prized commodity, Real Estate.  We have seen the market go from some of the best times to buy and sell property to some of the worst.  There is no hiding the fact that second and investment home markets like the Outer Banks are usually the first ones to feel a downturn in the Real Estate market.  However, the good news is that historically markets like the Outer Banks are also on the forefront of the recovery as well.

The overall picture for calendar year 2009 saw a relative plateau-ing effect with regards to total sales and sales volume compared to the sharp decreases during the 2006 and 2007 calendar years.  Sold transactions for 2009 increased by 7.0% while total listings on the market decreased by 6.5%.  Total Sales Volume (Listing Side Volume only) was only down 4.8% from 2008 compared to a 22.6% decrease between 2007 and 2008. 

Average sales price’s on the Outer Banks, however, have continued to decrease steadily from the highs in the mid 2000’s.  These figures are affected greatly by the number of bank-owned and foreclosure properties that have sold over the past year.  Taking this into account, the Average Sales Price for 2009 dropped 11.0% from 2008 and has dropped 23.9% from calendar year 2006.

Resort Realty Announces New General Manager

Resort Realty, specializing in Outer Banks Vacation Rentals and Real Estate Sales, has recently announced the promotion of Debbie Ianetta to General Manager. Ianetta has been serving as Resort’s Director of Corporate Development for two years prior to taking on this new role.

“Debbie is an industry expert who possesses the knowledge and expertise in building, growing and managing a premier Outer Banks Real Estate Company,” says Michael Harrington, the newly announced CEO of Resort Realty. “I have worked with Debbie for nearly two years now and am confident that under her management, Resort Realty will thrive as she continues to foster admiration and respect among our peers and loyalty from our customers, sales agents, and employees.”

Moving to the Outer Banks from upstate New York in 1999 with her husband and two sons, Ianetta began her career in the vacation rental industry as a reservation specialist with Seaside Realty. In 2000 she earned her broker’s license and was promoted to various positions within Seaside Realty, allowing her to gain experience in all aspects of the industry. Before accepting the Director of Corporate Development position with Resort Realty, she worked in sales management with BD&A for over three years.

Ianetta is looking forward to applying her expertise to Resort Realty. “My past experiences in both sales and rentals have prepared me for this dynamic position,” she says. “My goal is to help build Resort Realty by reaching out to agents, vacation guests, property owners, clients and employees to reaffirm our relationships and expand our core business.”

Her love of the area convinced her whole family to relocate to the Outer Banks. Over the past years, her parents, an aunt and uncle, two sisters, and cousins have all made the Outer Banks their home. She currently lives in Kill Devil Hills with her husband of 22 years and two sons. In her free time, Ianetta is an avid reader and also likes to spend time with her family and relax on the beach.
